POLICY ISSUES:
The Planning Commission has the authority to review zoning changes including Planned Development (PD) Amendments and Preliminary Plats and make a recommendation to Town Council.
Recommendation
STAFF RECOMMENDATION:
Staff finds that the Vista Ridge Planned Development (PD) Amendment No. 8 and the Vista Reserve Preliminary Plat comply with all applicable PD and Preliminary Plat approval criteria. Staff recommend the Planning Commission approve the resolutions recommending approval to the Town Council with the following condition:
1. Applicants shall make all necessary technical corrections in accordance with the Town Standards and Specifications to the submitted documents as may be directed by Town Staff.

* Consolidates PD Area 2-10 into Area 2-6 with no increase to the long-standing 50-unit single-family cap.
