POLICY ISSUES:
The Town Council is the approval body for the Annexation and Initial Zoning; as such, the Council must confirm the zoning designation is consistent with the Town's vision and is in the best interest of the Town.
STAFF RECOMMENDATION:
Recommendation
Staff find that the application complies with the Initial Zoning approval criteria in UDC Section 10-7-4. The Council found at its Feb. 25, 2025 meeting that the Annexation met criteria and passed Resolution No. 25-019. Consistent with that action, staff recommend adopting Ordinance No. 006-2025, annexing and zoning the properties.

SUMMARY AND BACKGROUND OF SUBJECT MATTER:
The Erie West Annexation includes eight parcels and street right-of-way totaling 86.65 acres, located near the intersection of North 119th Street and Kenosha Road. These eight private properties and streets are currently located in unincorporated Boulder County. The area is located within the Town's Comprehensive Plan Planning Area Boundary. The Future Land Use Map designates this area as Agriculture land use, which is consistent with the current use of the properties.
Under the proposed Agricultural Holding (AGH) zoning, the property owners may continue to use their properties as they currently do - as rural/agricultural properties with single-family dwellings and accessory buildings. According ...
