SUMMARY AND BACKGROUND OF SUBJECT MATTER:
The West Addition Rockton Amendment Subdivision is located at the southwest intersection of Anderson Street and Holbrook Street in Old Town Erie. The plat encompasses ~0.44 acres and includes three residential lots.
History:
* The property was originally platted as part of the West Addition to the Town of Erie in 1883 as four separate east-west lots
Minor Plat Amendment
The applicant proposes to reconfigure the existing lots and reduce the number from four to three. The applicant is proposing to build a single-family detached home on each of the three lots. The lots would all have a north-south orientation and face Anderson Street. The west lot would gain vehicular access off the existing alley. The middle and east lot would gain vehicular access off Anderson Street. The southern portion of each lot includes a 5' utility easement for power service lines. The new lot orientation requires the extension of a sewer main in the Anderson Street right-of-way in order to serve the lots. There is an existing water main within the Anderson Street right-of-way.
Action Items:
A Development Agreement accompanies this Final Plat. It includes cost estimates for public infrastructure associated with this development. Public infrastructure includes the construction of a sewer main within the Anderson Street right-of-way and installing a new driveway access point for lot 2 onto Anderson Street.
