SUMMARY AND BACKGROUND OF SUBJECT MATTER:
The Vista Ridge Filing No. 14, 6th Amendment Final Plat is located between Ridge View Drive and Village Vista Drive, and directly west of the King Soopers grocery store. The site is currently developed with a Brakes Plus and Blue Credit Union to the south of the sixth amendment subdivision area.

The plat encompasses 5.398 acres, which includes 4 lots and 1 tract. The lots are slated for commercial development. The proposed commercial lots fall within Planning Area 7-3 of the Vista Ridge Development Plan. Planning Area 7-3 is designated as Commercial, and the proposed subdivision layout meets the requirements for commercial subdivisions. The property is adjacent to Ridge View Drive and one internal private access road. No new road dedications will be required with this plat. The access road provides both vehicular and pedestrian access internal to the larger development. A private drive is proposed between the lots. Public access is being granted across the private drive via notes on the plat.

History:
The subject area was annexed in 2000 into the Town of Erie under the name of Vista Ridge Annexation No. 1. The property was initially zoned to PD - Planned Development at time of annexation.
