SUMMARY AND BACKGROUND OF SUBJECT MATTER: The planning department staff have been working with other town staff, land developers and homebuilders on amendments to the Town of Erie Unified Development Code (UDC). These changes are intended to address items that have been identified since the last significant update that was made in 2018.
The updates being presented are for the following chapters of the UDC:
Chapter 1- General Provisions
Chapter 2 - Zoning Districts
Chapter 3 - Use Regulations
Chapter 5 - Subdivision Standards, Design, and Improvements
Chapter 8 - Review and Decision-Making Entities
Chapter 10 - Enforcement, and
Chapter 12 - Regulations for Oil and Gas Operations
These proposed UDC changes represent the initial amendments to the UDC which the Planning Commission and staff have been discussing over this past year. These changes are also in response to input we have received from the Denver Metro Homebuilders Association (HBA) Task force members, the Board of Trustees and various developers during this last year. The proposed changes have been reviewed by the Town Attorney.
The updates are what we are calling the Phase 1 updates. These proposed amendments represent some necessary foundational changes that are needed in the UDC, while allowing the staff to continue to work on the remaining sections of the UDC with our consultant and the Town Attorney.
These additional updates are being drafted at this time which will address the remaining sections of the UDC and will be brought back to the Planning Commission and Board of Trustees in the beginning of 2021 (the Phase II changes).
