SUMMARY AND BACKGROUND OF SUBJECT MATTER: Parkdale Sketch No. 2 is generally located northeast of the intersection of Colorado State Highway 7 and 119th Street and is approximately 33.95 acres in size. This Sketch Plan proposes 193 units; 88 single-family attached units and 105 single-family detached units. 1 Pocket Park is also proposed. A Sketch Plan represents a generalized land use plan and layout for the area proposed to be included within a subdivision. A Sketch Plan application is required to allow for an early, informal evaluation of a proposed subdivision before detailed planning and engineering work has occurred. All comments made by the Town Board of Trustees shall not be binding on the Town’s consideration of any subsequent application, and are intended only to provide an informal evaluation of the proposed project.
