Staff's analysis indicates the proposed dedications are consistent with Town Charter, Municipal Code, and the Council's priorities. Approving the Resolution will confirm Council's agreement with staff's analysis and conclusions.

SUMMARY AND BACKGROUND OF SUBJECT MATTER:
The subject property is located at 11975 Kenosha Road, on the north side of the road near the intersection with 119th Street.
The proposed Minor Subdivision Plat will split one single lot into two lots. When the Town approved the annexation and zoning of this property in March of 2025, the Town also approved an Annexation Agreement with this property owner (the Lindow's). The Annexation Agreement stipulated that this property be subdivided into two lots in order to be consistent with the AGH zoning. This Minor Subdivision Plat will create two lots in place of one, so that each existing dwelling unit has an individual lot.
The Plat also includes new right-of-way dedication to be sure that the Town has adequate space to complete road improvements if and when they occur in the future.
No new development is proposed with this application.
Site History and Prior Approvals
1. Annexation & Zoning in March 11, 2025 - Town Council approved an ordinance to annex and zone the Erie West Annexation area that includes this property. Town Council also approved an Annexation Agreement that required this subdivision to divide the property into two lots - one for each existing dwelling unit.
