POLICY ISSUES:
Staff's analysis indicates the proposed Site Plan is consistent with the approval criteria in the UDC. Approving the Resolution will confirm the Commission's concurrence with staff analysis.

Adopt the Resolution approving the Site Plan for the Erie Air Park Replat D Final Plat subdivision.

SUMMARY AND BACKGROUND OF SUBJECT MATTER:
The Site Plan proposes five light industrial/hangar buildings that would be developed in a manner consistent with the overall Erie Air Park Planned Development (PD) zoning. The site is located north of Airport Drive and Highway 7.
The proposal is consistent with Erie Air Park Replat D Final Plat and Development Agreement (and as amended) were recently approved by the Town Council on Feb. 25, 2025. This Site Plan is consistent with those approved documents.
Site History and Prior Approvals:
1. Annexation:
a. The Erie Air Park lands were annexed into the Town of Erie in December of 1977.
2. Zoning:
a. The subject parcel was originally zoned Airport (AP) in February of 1987.
b. In 2023 the site was zoned Planned Development (PD) to allow several light industrial uses within the AP zone district
3. Plats and Amendments:
a. The site was platted in 1977 as Tract E of the Erie Air Park Master Subdivision.
b. In 2019, Tract E was subdivided into Tract E-2 of the Erie Air Park Tract E Subdivision. The purpose of the previous subdivision was to convey portions of the property and create a legally subdivided tract.
c. In November 2022, the site was platted as Lot 1 of the Erie Air Park Replat D. As part of this subdivision a Development Agreement (DA) was also approved.
