SUMMARY AND BACKGROUND OF SUBJECT MATTER: The Erie Commons Filing No. 4, 3rd Amendment Preliminary Plat is generally located near the east corner of South Briggs Street and Erie Parkway and is approximately 6.742 acres in size. The Preliminary Plat proposes 77 single-family attached townhome units and 10 tracts. 1 pocket park, separated into five areas, is included within this development. The gross residential density is proposed at 11.42 dwelling units per acre.
