SUMMARY AND BACKGROUND OF SUBJECT MATTER: The subject property is located at the northwest corner of the intersection of Jasper Road and N. 119th Street. The applicant is requesting to plat a property approximately 2.502 acres in size. The property is zoned Rural Residential (RR) and contains a single-family home and barn.
Project History:
The property was annexed into the Town and initially zoned in early 2019. The applicant is proposing to demo the existing single-family home and wants to build a new home. The applicant is required to plat the property to create a legal lot before a building permit for a new home is applied for.
Proposal:
The existing annexation agreement states the property may remain on Left Hand Water but is required to connect to Town sanitary sewer when a building permit is applied for. The property currently is served by a private septic system. The proposed annexation agreement amendment further restricts the property to connect to Town sanitary sewer only when Town water service is also available to serve the property. Both services must be available to serve the property. Until then, the property shall remain on Left Hand Water and the private septic system.
