POLICY ISSUES:
Staff's analysis indicates the proposed Maintenance Agreement, Development Agreement (DA), and proposed dedications are consistent with Town Charter, Municipal Code, and the Council's priorities. Approving the Resolution will confirm Council's agreement with staff's analysis and conclusions.

Approve the Maintenance Agreement, DA, and accept the dedications shown on the Erie Four Corners Subdivision Filing No. 1, Amendment No. 2 Subdivision.

SUMMARY AND BACKGROUND OF SUBJECT MATTER:
The Erie Four Corners Filing No. 1, Amendment No. 2 site is located on the southwest corner of Erie Parkway and East County Line Road. The subject site was originally platted as Lot 2, Block 6 of Filing No. 1. The property is vacant with surface development but does contain underground detention that was created as part of the first plat. Overall, the site contains 8.0413 acres and is zoned for Erie Town Center Planned Development.
This development is an integral part of the Four Corners project site, envisioned to be a vibrant mixed-use community. The guiding vision document for Four Corners and the Town Center is the Erie Town Center Planned Development (PD) which was approved in 2020. The PD lists both Urban Center and General Urban Zones for the subject property.
This final plat consists of 15 lots and six tracts. The development will provide a wide range of commercial uses, including office space, commercial/ flex space, Incubator/ entrepreneurial space, restaurants, services, and retail (lots 1-10 and lots 14 and 15).
