Staff's review indicates the proposed development is consistent with the Town's Comprehensive Plan, Unified Development Code, and other development requirements applicable at this stage of the land use entitlement process. Council's approval will confirm that conclusion and grant approval for the applicant to proceed to the next stage in the development review process (Site Plan and Final Plat).

Staff finds the Westerly Preliminary Plat No. 3 complies with the Approval Criteria and recommends the Town Council adopt the resolution to approve the Preliminary Plat.

The applicant proposes a Preliminary Plat with 264 residential lots and 34 tracts. The applicant anticipates these lots would develop with residential dwellings, with associated trails, pocket parks, open space, and future school development.
