SUMMARY AND BACKGROUND:
This Nine Mile Corner Site Plan proposes to develop Lot 11 into a multifamily residential development comprised of 287 one and two bedroom apartments located within 12 buildings, a clubhouse and 9 garage buildings. Tract G is the stormwater detention pond for the development and in addition the tract acts as a buffer to Arapahoe Road and development to the north. Tract H is an open tract where fencing and landscaping will provide a buffer between the apartments and the adjacent development to the east. Tract A of the Nine Mile Corner subdivision (which is not a part of this site plan) provides a buffer to the neighborhood to the south.

The Comprehensive Plan identifies Nine Mile Corner as a Regional Commercial area. The Town began annexation of these properties in 1994 when a portion of it was annexed along with the Arapahoe Ridge area. That property was zoned Planned Development (PD). The Nelson-Kuhl Annexation brought the rest of the Nine Mile property into the Town in 2015 and that property was initially zoned Community Commercial. In 2016, the Town of Erie and the Erie Urban Renewal Authority (the property owners) entered into an agreement with Evergreen-287 & Arapahoe, L.L.C. (the Developers) to develop the property in accordance with the identified Comprehensive Plan goals. The Planning Commission reviewed and recommended approval of the PD amendment and subdivision applications on March 4, 2020. This site plan is contingent on those applications being approved by the Board of Trustees and finalized.
