SUMMARY AND BACKGROUND OF SUBJECT MATTER: The 2016 operating budget does not have funds for emergency or unforeseen items. Therefore it is necessary for us to request these additional funds for the following maintenance items at the Erie Community Center.

 

Repair Components of two Roof Top Units (RTU)

Replace Pump and Ball Valves on the Domestic Hot Water

During Staff’s routine preventative maintenance inspections, facilities staff came across multiple issues at the Erie Community Center.

 

The Heating Ventilation and Air Conditionings (HVAC) equipment has been in service for the last 8 years, running 7 days a week 24 hours a day, therefore it is quickly approaching it life expectancy.  Staff inspected all of the Roof Top Units (RTU) which operate the HVAC.  Staff is recommending that certain components on two of the RTUs be repaired and/or replaced in order to extend the life of the two RTUs.

 

After inspecting the Domestic hot water service for the center, Staff has identified that the system is in need of a new pump and ball valves.  In order for this work to be performed, the water service to the building will need to be shut off after regular business hours.

 

By being proactive in the repair to this equipment, the Town is avoiding unexpected Community Center downtime that would most likely occur if one of the above mention components expectantly stopped working.  These repairs will be done after hours to minimize the impact on our residents that use this facility. 

 

The steps on the west side of the Community Center have begun crumbing at the edge of the step landings and are showing signs of disintegration.  Facilities staff was able to patch one of the steps to remove the initial safety hazard.  After a full assessment, Staff is recommending a full replacement of the steps to ensure continued safety.

Prolonging these repairs could:

 

-                     create unwanted down time for the center

-                     increase inside temperatures for staff / public

-                     create a safety hazard to the public

-                     increase cost to replace the equipment with new equipment
