SUMMARY AND BACKGROUND OF SUBJECT MATTER:
The Parkdale Filing No. 2 Final Plat is located in the southern portion of Erie. It is directly north of Parkdale Filing No. 1 and at the northwest intersection of Colorado Highway 7 and County Line Road.
The plat encompasses approximately 11 acres, which includes 114 lots and 14 tracts. The residential lots are slated for duplex development. There are no Parks or Spine Trails in this filing. Parkdale Filing No. 1 is located directly south of this filing and contains several park amenities. There are several pedestrian and road connections between filing No. 1 and 2.
History:
The subject area was annexed in 2016 into the Town of Erie under the name of Erie Gateway South Annexation No. 1. The property was initially zoned to LR - Low Density Residential at time of annexation. The property was preliminary platted in 2018 as part of the Parkale Preliminary Plat No. 1 application. Both Parkdale Filing No. 1 and 2 make up that preliminary plat. The property was zoned with a PUD overlay in 2019, which included modified zoning standards to accommodate duplex development.
Action Items:
A Development Agreement has been drafted to accompany the Parkdale Filing No. 2 Final Plat. It includes cost estimates for all public infrastructure associated with this development. The Board of Trustees is the approval body for both the Development Agreement and the acceptance of dedications as shown on the Final Plat.
