POLICY ISSUES:

Staff’s analysis indicates the proposed dedications are consistent with Town Charter, Municipal Code, and the Council’s priorities. Approving the Resolution will confirm Council’s agreement with staff’s analysis and conclusions.

Recommendation

Accept the dedications shown on the Erie Four Corners Subdivision Filing No. 1, Amendment No. 3.

SUMMARY AND BACKGROUND OF SUBJECT MATTER:

The subject property is located northwest of Austin Avenue and East County Line Road. The purpose of this minor plat amendment is to “give” land back to the applicant’s project as result of the Town’s plans to construct Austin Avenue as a roundabout rather than the original “peanut” design. The plat simply takes former right-of-way and adds it back in to the existing contigious lots (Lot 1, Block 7 and Lot 16, Block 8 of the original Final Plat No. 1). Any future development of the two lots will be subject to site plan and/or final plat applications as may be required.

Site History and Prior Approvals

1.                     Zoning - Erie Town Center Planned Development (PD)

The site was zoned PD in 2020.

2.                     Plat - The Town of Erie approved a Final Plat for this property in August 2022. That plat created 250 lot and 48 tracts. The two lots from the original plat impacted by the subject request are Lot 16, Block 8 and Lot 1, Block 7.

Action Items

The Town Council is the approval body for the acceptance of dedications as shown on the Final Plat.

 

Fiscal Impact

The development will pay building permit fees and will generate other taxes for the Town, County, School, and Fire Districts. The resulting revenue will support municipal, school and fire services.
