SUMMARY AND BACKGROUND OF SUBJECT MATTER:

On June 14, 2022, the Board approved a Professional Services Agreement with Wold Architects and Engineers for the Town Hall Expansion design.

 

On May 9, 2023, the Board approved the First Amendment for design and coordination to add approximately 6,370 SF as a garden level third story on the building addition and the various connections from upper floors to that additional space. Approximately 1,700 SF of the garden level will be finished space for a staff breakroom, wellness room and locker room. The remaining SF will be unfinished space with a separate entry and basic mechanical and electrical services.

 

On June 25, 2024, Council approved the Second Amendment to complete design services through construction administration for the remaining unfinished space in the Garden Level of the Town Hall Addition including the interior finishes, mechanical, electrical, and technology/low voltage design.

 

This third amendment includes changes to the foundation system for the Town Hall Phase 2 Renovation (Area B) from micro piles to spread footings because of micro-pile test results. Also, changes to structural analysis and design to address unforeseen existing structural conditions for the Town Hall Phase 2 Renovation. Upon selective demolition in the existing building, discrepancies in the existing structural support and mechanical and electrical penetrations were discovered. Additional inventory, structural analysis, and re-design for structural supports and mechanical and electrical penetrations is necessary.

 

Staff recommends approving the Third Amendment with Wold Architects and Engineers for design of the Town Hall Expansion project to cover this expanded scope.
