Body
SUMMARY/KEY POINTS
• This item seeks Council approval to enter into a lease agreement with COcreate Erie to operate the makerspace located at Schofield Farm.
• The lease establishes a five-year structure (one-year initial term with renewal options), outlines operational responsibilities, and requires ongoing reporting to the Town.
• The agreement formalizes the transition from project development to operations and activation of the Erie Makerspace.
BACKGROUND OF SUBJECT MATTER:
The Town of Erie has been working toward the development of a community makerspace at the Schofield Farm property since 2021, following a feasibility study and multiple rounds of community engagement. This work confirmed strong interest in a shared space for creative making, classes, and hands-on learning, and led to the Town’s investment in the design and redevelopment of the Quonset Hut.
The Town is now transitioning from construction to operations and is proposing to enter into a lease agreement with COcreate Erie, a local 501(c)(3) nonprofit organization, to operate the makerspace. Under the terms of the lease, COcreate Erie will be responsible for day-to-day operations, programming, membership management, and equipment, while the Town will continue to own and maintain the facility.
The lease includes an initial one-year term beginning June 1, 2026, with up to four one-year renewal options, and establishes an annual rent of $50,000. The agreement also includes requirements related to insurance, maintenance, safety, and quarterly and annual reporting to ensure ongoing oversight of operations.
