SUMMARY AND BACKGROUND OF SUBJECT MATTER:

The Parkdale Filing No. 3 Subdivision is located northeast of the HWY 7 and 119th Street intersection. The plat encompasses ~40 acres and includes 204 residential lots and 46 tracts. The applicant proposes to build both single-family detached homes and townhomes in this subdivision. The project includes an East-West spine trail that will begin at 119th street, run through this subdivision, and connect to Parkdale Filing 1 to the northeast. That spine trail eventually will connect to the Coal Creek Trail. This Final Plat also includes a tract for a pocket park located near the center of the development.

 

History: The property was annexed into the Town of Erie in 2018 and initially zoned to LR - Low Density Residential. The applicant presented a Sketch Plan to both the Planning Commission and Board of Trustees in August of 2018. The Board amended the Parkdale PUD - Planned Unit Development zoning map in 2020 to include portions of this final plat. The majority of the final plat is zoned LR with PUD overlay while one large lot is straight zoned as LR - Low Density Residential.

 

Action Items:

A Development Agreement accompanies the Final Plat. It includes cost estimates for public infrastructure associated with this development. Public infrastructure includes streets, right-of-way landscaping, utility mains, a spine trail and private improvements with public importance (alleys, garden courts, pocket parks). The Board of Trustees is the approval body for both the Development Agreement and the acceptance of dedications as shown on the Final Plat.
